ELITE TITLE

FAQ

Before you ask the closer

What do you actually insure?

An owner’s or loan policy insures against covered title defects as of the policy date, subject to the exceptions and the underwriter’s forms. It is not a home warranty and it does not cover matters the commitment excepts, such as a survey problem you chose not to clear.

Who picks the title company?

The contract controls. In many Florida residential contracts the seller chooses the closing agent and pays for the owner’s policy, and the buyer pays for the loan policy. Read the paragraph in your contract. We close files we are named on.

How are premiums calculated?

Florida title insurance rates are promulgated. The premium follows the filed rate for the policy amount and transaction type, including any simultaneous-issue or reissue credit the file actually qualifies for. We quote from the file, not from a calculator on this site.

What should I bring to signing?

A current government photo ID. If funds are due, a wire already confirmed by phone, or a cashier’s check only if the file instructions say so. Entity closings also need authority documents we requested on the commitment.

Do you hold earnest money?

Yes, when the contract names us as escrow agent and the deposit is delivered under those instructions. The contract, not this page, sets the release rules.

Where do you close?

395 Alhambra Circle, Coral Gables. Serving all counties in Florida. Mobile signing when the lender and the documents allow it.
